    Why do I have to pay to access the exchange platform ?

    ℹ Our aim is to make it easier for investors, landlords and property vendors to share their experiences. The property niche of car parks, garages, boxes, warehouses, hangars, industrial and commercial premises can be a big money-spinner for the unwary. The exchange platform is constantly evolving to help you quickly find the right information based on the experience of others. You’ll save precious time in creating additional passive income by learning from the mistakes, methods and successes of others.

    The platform contains many little-known strategies and tips. Everything remains hidden to optimise your chances of success and to thwart the curiosity of your tenants. What’s more, each member’s membership fee contributes towards the running costs of the website, forum, exchange platform and the development of new modules. The aim of our club is to provide its members with tailored help and advice. Our main objective : to help you make a success of your investments in the property niche sector.

    Finally, by charging a membership fee, we can keep only the most motivated people in our community. Wasting time is the worst enemy of any investor or landlord. It’s a proven fact that paying a membership fee involves and engages people. Being a member gives you access to a qualitative knowledge base.

    What happens to my membership fee ?

    ℹ Do you know many clubs that reinvest all the money they raise in satisfying their members? That’s the very principle Christophe, the club manager, is aiming for. The community provides so many tips for generating and boosting our passive income that there’s no point in paying the members of the team, who remain volunteers. Your money benefits the community, and every contribution is reinvested. To finance the running costs, member support and development of our club.

    What happens to my membership fee

    We allocate 82% of the total amount of membership fees to support members of the community of investors and owners. This common pot allows us to help members according to their needs. By creating new content to give you better advice. By calling on real estate professionals (chartered accountants, solicitors, lawyers, etc.) to validate our articles and documents.

    8% of the total amount of membership fees is used to develop our community of investors. By selecting different advertising channels to raise the profile of our club. We need to maintain constant growth in order to feed the discussion platform with new topics.

    We use 10% of the total amount of membership fees to cover the operating costs of our community of investors. This includes the costs of hosting our website, forum, classified ads and trading platform.

    How do I issue invoices for my contributions ?

    Log in to the member area to unlock the site menu. Click on the tab showing your username in the main menu at the top of the page, then on the My subscriptions tab. You can edit invoices in the payment history section by clicking on the View invoice button. You can print the invoice by clicking on the blue Print button. To print your invoice in PDF format, your computer must have PDF printing software.

    Why have we created different membership statuses ?

    ℹ A first-time buyer or a seasoned investor will not have the same expectations of the club. It’s exactly the same for a small landlord and a more experienced landlord with a large portfolio to manage. What’s more, the volunteer team can’t give unlimited advice to everyone at the same time.     How do I choose the right membership status for my situation ?

    ℹ It’s important to choose the right membership status as soon as you register. We have set up a module to help you choose the right status for your personal situation. Click on the Club tab in the menu at the top of the page, then select the How it works section in the table of contents. Find out more.

    Can I change status during the year ?

    ℹ Yes, you can upgrade your member status and gain new access at any time. Log in to the member area to unlock the site menu. Click on the tab showing your username in the main menu at the top of the page, then on the My subscriptions tab. You will be able to renew your membership or change your status.

    Is it possible to join the club for 1 month ?

    ℹ No, as all content is unlocked on payment of your membership fee, it is not possible to join for a period of less than 1 year. We don’t want to give everything away to the first curious person who comes along. The aim of the club is to unite a community of investors and landlords over time. By charging a membership fee, we can sort out those who are curious and want to waste time from those who are motivated. If you don’t want to join the club for 12 months, then you haven’t understood the value of our community or the benefits it can bring you.

    Is it possible to pay the membership fee in instalments ?

    ℹ We do not accept payment in instalments, as this complicates our accounting management and generates significant costs. The amounts of our various subscriptions remain very low in relation to the returns on investment obtained by our members, which justifies payment in a single instalment.

    I was a member in the past, would I like to renew my membership ?

    ℹ The first thing to do is to check whether your account is still active by trying to connect to the members’ area. In most cases your account has been deleted but your nickname may still exist within the club. You can try to register and if you encounter a problem, you will have to contact us or use another e-mail address.

    I’m a property professional – can I join the club ?

    ℹ Yes, access to the exchange platform is open to all. However, advertising and commercial promotion within the club is regulated. Property professionals are advised to contact the team to see how best to present their offers. It is possible to create a promotional topic on the forum, bearing in mind that excessive advertising is strictly prohibited.

    Nickname or e-mail address already used ?

    ℹ If the username you have chosen is already in use, please try to change it by adding letters or numbers, for example. If your main e-mail address is already in use, you have an account with the CIPG club. In this case, you should contact us or use another e-mail address.

    How do I stop automatic subscription renewal ?

    ℹ Stop a subscription yourself if you have paid via your Paypal account, by following the Paypal procedure for cancelling a recurring payment. If you don’t have an account or you can’t manage to stop it, contact us so that we can stop your subscription. Click on the tab displaying your username located in the main menu at the top of the page. Click on the Close my account button in the submenu of the page. Confirm your wish by clicking on the Delete my account button. Your subscription will be completely deleted within 48 hours.

    How do I create an account ?

    ℹ Go to the club membership page by clicking here. Select Member or Premium Member status ✨ depending on your expectations. Choose the payment method for your annual membership fee. Enter your main email address and mobile phone number in the Create your account form. Choose your username and a strong password with at least eight characters, no username, no whole word, combine lower case letters, upper case letters, numbers and at least one special character (,?;.:/!§%µ). Then click on the Join the club button.

    How do I connect to the members’ area ?

    ℹ Click on the login button member login located in the site’s main menu at the top of the page. Enter your username or e-mail address, then your password and click on the Log in button. Once logged in, you will be automatically redirected to your dashboard page and the content marked with a padlock will be automatically unlocked according to your member status.

    Connection error, my account is not activated

    ℹ Before connecting to the exchange platform for the first time, you must validate your e-mail address and create your password by clicking on a link. It is possible that your inbox will put our activation e-mail in your junk mail or spam folder. In order to prevent our e-mails from being considered as undesirable, you must add our e-mail address to your address book by following this procedure. Once your e-mail address has been validated and your password created, your account will be active within an hour of you signing up.

    If this is not your first time logging on to the members’ area, please contact us.

    I can’t connect to the member area

    ℹ The only solution is to reset your password using your e-mail address. Click on the Login button at the top of the page. Click on the Forgotten password link located above the login button. Type in your username or e-mail address and click on the Recover button. A few minutes later, you will receive a secure link by e-mail to change your password. For security reasons, this reactivation link has a limited lifetime. After a few hours, you will have to start the process all over again. Your new password must be at least 8 characters long, with at least 1 number, 1 letter and at least 1 special character (,?;.:/!§%µ).

    We remind you that your account and password are strictly personal and confidential, as is the information contained on the forum or in the private parts of the site, as well as the personal information of other members or information relating to their investments. Voluntarily communicating this information to third parties with the aim of profiting from it or harming the activity or smooth running of the club constitutes grounds for permanent exclusion. Thank you for your attention and vigilance.

    Modify my personal information

    ℹ Log in to the member area to unblock the site menu. Click on the tab displaying your username located in the main menu at the top of the page, then on the Manage my profile tab to access your personal data. You can now access and modify your personal account information. All the personal information in your account remains private and other members will not be able to contact you. CIPG does not sell any information to third parties; data is kept for as long as is necessary for the proper operation of the service. You can find more information on this subject by reading our confidentiality policy.

    How do I change my password ?

    ℹ Log in to the member area to unblock the site menu. Click on the tab displaying your username located in the main menu at the top of the page, then on the Manage my account tab. You can now access and change your password and save by clicking on the Change button at the bottom of the form. For security reasons, your password must be strong. It must contain at least eight characters, no username, no whole word, a combination of upper and lower case letters, numbers and at least one special character (,?;.:/!§%µ).

    My account seems to have been hacked. What should I do ?

    ℹ If you receive an e-mail confirming a change of password on your account and you are not the source of the change, please contact us quickly so that we can take action on your account. You may have replied to a fraudulent e-mail asking you to enter your account details. As a general rule, always check the address of the site where you are asked for this type of information. If you use the same password for your e-mail account and your account, we recommend that you also change your e-mail password. In all cases, we recommend that you change your password regularly. The recommended frequency for changing your password is once every 3 months.

    How do I delete my account ?

    ℹ In accordance with the regulations governing personal data, you have the right to access and restrict the information concerning you (name, e-mail address, telephone number, etc.). In accordance with our general conditions of use, we remind you that we retain the right to use your contributions.     How does it work ?

    ℹ Step 1 : Place your ad

    • Place an ad to rent or sell your property. It’s 100% free, even for property professionals. Create my ad !

    Step 2 : Lease or purchase application

    • The person interested in your advert will contact you to reserve the site or make an appointment to view the property.
    • A future tenant clicks on the online reservation button on the showcase page, which presents the pitches. A virtual visit video can be added to the page.

    Stage 3 : Contract, handover of keys

    • The landlord meets the tenant to sign the tenancy agreement and hand over the keys and beeper. The tenancy begins !
    • Available to Premium ✨ club members :
      • The tenant pays the first month’s rent and any deposit online to reserve a pitch (payment is secured by Paypal to the owner’s account, and the club takes no commission).
      • The parties sign the personalised rental contract online from our platform. The electronic signature is certified.
      • The landlord sends access information with a beeper and key. Either during an appointment on site or by post by recorded delivery.
    How many ads can I publish on your site ?

    ℹ There is no limit on the number of ads you can publish. However, you are not allowed to duplicate an ad for the same property. If you have several lots of pitches located at different geographical addresses, you may publish one ad per lot.

    How do I place an ad to rent or sell ?

    ℹ If you are not a member of the club, click on the Lessor tab in the menu at the top of the page. Then click on the Post an ad submenu. You can also follow this link.

    If you are a member of the club, we recommend that you log in to the members’ area so that you can easily find an ad from your dashboard. Click on My dashboard in the main menu at the top of the site. You’ll find the Post an ad button in the My ads section.

    Once you are on the page to publish an ad, you need to follow and fill in the submission form. Carefully choose the title of your ad and add photos to make it attractive. You will receive an email when your ad is online, once it has been validated by our moderators.

    Comment bien rédiger mon annonce ?

    How do you estimate the sale price or rent of a property ?

    ℹ Knowing how to estimate the sale price or rent of your property is very important, but there are a number of parameters to take into account. You need to know the specific features, advantages and disadvantages of your property. Log in to your member area and take a look at the Boost my return section of your Dashboard.

    How do I activate and configure the online booking button ?

    ℹ Online booking allows you to secure a rental by cashing the deposit and the first rent before handing over the keys to the tenant. Payment is made to your personal Paypal account, and the CIPG club takes no commission on your transactions. You can also activate the electronic signature of your personalised rental contract. The online booking option with contract signature is reserved for Premium Members ✨ of the club.

    Log in to your Paypal account and open the page for creating personalised buttons. Fill in the product name field, for example: 6 m3 storage unit rental (rent €25, deposit €25). The amount of the rent and deposit shown in the description will be displayed in the description when you buy, so it’s important that this is clear to your tenants. Ask the club team for the urls after payment and in the event of payment failure. Paste the two links we’re about to give you. Activate the advanced variables and add the text: rn=1 then click on the Save button and create the button. Display the button code by selecting Send link by e-mail and send us the Paypal code to integrate your payment button into your advert.

    Comment modifier un sujet ou une réponse ?

    ℹ Vous pouvez modifier un sujet ou une réponse durant les 5 minutes qui suivent sa publication. Cliquez sur le bouton éditer situé en dessous du message que vous voulez modifier. Une fois le délai de 5 minutes après publication passé, vous ne pouvez plus modifier votre message. L’objectif de ce fonctionnement est d’éviter que des contenus soient rajoutés sans que les autres membres ne puissent le voir. Vous pouvez nous contacter via le site pour nous expliquer la nature de la modification ou simplement republier un complément dans le sujet concerné, si vous êtes le dernier message, nous allons regrouper cet ajout avec votre dernière publication.

    Suivre les sujets du forum, être informé dès que quelqu’un répond

    ℹ Vous voyez les nouveaux sujets et réponses publiées sur le forum depuis la page d’accueil de l’espace membre. Saviez-vous qu’il existe une solution bien plus simple pour recevoir un e-mail à chaque nouveau sujet et ainsi avoir la primeur des échanges. Pour vous abonner à ce service d’information, vous devez vous rendre sur le forum et sélectionner les rubriques ou les sujets qui vous intéressent. Vous avez le choix parmi les rubriques existantes du forum : analyser, investir, louer, gérer, rentabiliser, fiscalité ou vendre.

    – Pour suivre tous les sujets d’une rubrique : cliquez sur le bouton S’abonner à de nouveaux sujets situé juste en dessous de la description de la rubrique. Vous recevrez un e-mail avec un lien de confirmation, cliquez sur le lien et c’est fait. Vous recevrez un e-mail à chaque nouveau sujet publié dans la rubrique concernée !
    – Suivre toutes les réponses d’un sujet : cliquez sur le bouton S’abonner aux nouvelles réponses situé juste en dessous du titre du sujet. Vous recevrez un e-mail avec un lien de confirmation, cliquez sur le lien et c’est fait. Vous recevrez un e-mail à chaque nouvelle réponse publiée dans le sujet concernée !

    Pensez a clôturer vos sujets une fois qu’ils sont résolus

    Il est très important de clôturer les sujets ouverts lorsque vous avez obtenu la réponse à votre question. La première raison c’est de permettre aux autres personnes ayant un problème similaire de bénéficier des solutions apportées plus facilement en voyant que le sujet est clos. La seconde raison c’est la facilitation du travail de l’équipe forum. Pour marquer un sujet comme résolu, remontez sur le premier message de votre discussion et cliquez sur le bouton texte Résolu.

    Comment faire une recherche sur le forum ?

    ℹ Cliquez sur la loupe bleue à droite du menu gris foncé des rubriques du forum, puis tapez le ou les mots clés que vous recherchez. Essayez d’être précis dans vos recherches, par exemple : le terme parking ou garage affichera plus d’une centaine de pages. Optez plutôt pour taxe d’habitation pour un parking afin de trouver rapidement les réponses à vos questions.

    Comment supprimer un sujet ou une réponse ?

    ℹ Conformément à la réglementation en matière de données à caractère personnel, vous disposez de droits d’accès et de limitation sur les informations vous concernant (nom, adresse mail, numéro de téléphone, etc…). Conformément à nos conditions générales d’utilisation, nous vous rappelons que nous gardons le droit d’exploiter vos contributions même si vous n’êtes plus membre du club. Afin d’éviter toute fausse manipulation, vous devez nous envoyer une demande par e-mail pour supprimer un sujet. Contacter l’équipe.

    J’ai plusieurs biens identiques, est-il possible de dupliquer une propriété ?

    ℹ Oui, sélectionnez l’action Dupliquer dans la liste déroulante action et prenez Une propriété. Indiquez un nouveau nom pour la nouvelle propriété. Vous pouvez dupliquer une propriété autant de fois que vous le voulez. Cliquez sur le bouton Valider pour enregistrer.

    Comment ajouter un locataire dans ma gestion locative ?

    ℹ Sélectionnez l’action Ajouter dans la liste déroulante action et prenez Un locataire. Indiquez un nom, prénom, l’adresse et les coordonnés du locataire. Sélectionnez le type de bien parmi la liste : parking, garage, garde meubles, appartement, studio meublé, maison, immeuble, local commercial ou artisanal. Indiquez le nom du bien existant pour que le locataire soit affecté à ce bien. Ajouter la période de location, le montant du loyer, la fréquence annuelle, mensuelle ou autre. Vous pouvez également télécharger le contrat de location signé sur la plateforme en cliquant sur le bouton Parcourir de la rubrique ajouter un contrat. N’oubliez pas de confirmer en cliquant sur le bouton Valider.

    Comment modifier les données d’un locataire existant ?

    ℹ Sélectionnez l’action Modifier dans la liste déroulante action et prenez Une location. Indiquez la modification attendue : nom, prénom, coordonnées, changez le type de bien loué, l’adresse ou le montant du loyer. Vous pouvez également télécharger le contrat de location signé sur la plateforme en cliquant sur le bouton Parcourir de la rubrique ajouter un contrat. N’oubliez pas de confirmer en cliquant sur le bouton Valider.

    Comment supprimer ou archiver les données d’un locataire ?

    ℹ Pour supprimer un locataire, sélectionnez l’action Supprimer dans la liste déroulante action et prenez Un locataire. Indiquez le nom du locataire concerné puis confirmer en cliquant sur le bouton Valider. ⚠ Attention cette action est irréversible !

    Comment ajouter une tâche à faire sur un bien ?

    ℹ Sélectionnez l’action Ajouter dans la liste déroulante action et prenez Une tâche à faire. Indiquez l’adresse du bien concerné, la description de la tâche ainsi que la durée estimée. N’oubliez pas de confirmer en cliquant sur le bouton Valider.

    How can I modify or duplicate a task to be carried out on a property ?

    ℹ Select the Edit action from the action drop-down list and choose A task to do. Change the address of the property concerned, the description of the task or the estimated duration. Don’t forget to confirm by clicking the Modify a task button. To duplicate a to-do, select the Duplicate action and then A to-do. Assign the new task to another asset, then click on the Validate button.

    How do I send a document to a tenant ?

    ℹ From the rental management module, select an action in the Lease, call for funds, reminder, receipt section. Indiquez l’adresse e-mail locataire à contacter, vous pouvez éditer et gérer vos baux, appel de fond, relance pour impayé, quittance loyer, en sélectionnant l’action de la rubriquediter et envoyer un document.

    How do I import data from my rental management system ?

    ℹ From the rental management module, select Import from the action drop-down list and attach your file in Excel or CSV format. Our webmaster will take care of integrating your file into our module. As this is a manual operation, you will understand that it may take a few days to process.

    How can I export or print my rental management data ?

    ℹ From the rental management module, click on the export function you want: CSV, EXCEL, PDF or print. You must have at least one property registered for the dedicated functions to be active.

    My data is not updated instantly ?

    ℹ As so many of you use this module, the rental management data is updated every night so as not to affect site navigation.

    I’ve sold a property. Is it possible to remove it from management?

    How do I find a tool ?

    ℹ Once you have logged on to the club members’ area, click on the Toolbox button in the navigation menu at the top of the page. Given the large number of tools available, we have created 3 main headings that you can click on : Invest, Manage alone and Sell. Below these are the sub-headings and quick-access buttons for each tool. Click on the tool you need to open it, or you can open it in a new browser tab so that your toolbox remains open in the background by using the right-hand mouse button.

    What does the 🚧 logo on some buttons mean ?

    ℹ Buttons with a grey background are often accompanied by the works logo 🚧, they correspond to modules under maintenance or new modules being developed by club members. This logo indicates that the site’s webmaster is in the process of updating the module concerned. If you notice a malfunction, come back a little later.

    I encounter a problem while browsing the site

    ℹ We recommend that you empty your browser’s cache and completely delete your browsing history and all cookies stored in your browser. If you are using a mobile phone or tablet, leave the mobile version of the site by clicking on the button at the bottom right of the page. Here is the procedure to follow depending on your browser:

    • Google Chrome : press the key combination Ctrl + Maj + Suppr.
    • Internet Explorer : press the key combination Ctrl + Maj + Suppr , then tick all the boxes and click on the delete button.
    • Microsoft Edge : press the key combination Ctrl + Maj + Suppr, then tick the data to be deleted.

    I’m not receiving your e-mails or they’re going into my spam folder

    ℹ It is possible that your mailbox has filed this email in your junk mail or spam folder. To avoid our emails being considered as undesirable, you need to add our email address to your address book. Here is the procedure to follow, depending on your email service :

    • Free : You need to select our e-mail and click on the not spam button, then add our e-mail address to your contacts. Select our e-mail address, right-click and select add to contacts.
    • Gmail : you need to select our email and click on the non-spam button, then create a filter to approve us as a trusted sender. Click on the settings icon, select filters and blocked addresses and then create a filter. Enter our e-mail address contact@parking-garage.com then click on create a filter. Tick the Never send to spam folder box and then click on create a filter to confirm.
    • Icloud (Iphone et Ipad) : you need to select our email by placing your finger on it, then slide it slowly to the left and select options. In the menu that appears, tap move message, then tap receive. To add us to your contact list, go to your inbox, open our e-mail and press on our e-mail address until it changes colour. From the drop-down menu that appears, select new contact and press OK.
    • Mail Apple (Mac) : you must select our e-mail and click on the button in the inbox. Select our e-mail in your inbox to open it. Right-click with your mouse on our e-mail address and select add to contacts from the drop-down menu, then click validate.
    • Outlook live : you must select our e-mail and click on the legitimate mail button, then approve us as a trusted sender. In the menu, at the top right of the message, select the icon with 3 dots. In the drop-down menu, select add to approved senders. A message asking you to confirm will appear, click OK.
    • Outlook Office : you must select our e-mail and click on the gear button and select options. Select junk mail, then click on authorized senders. Enter our e-mail address contact@parking-garage.com and click + to confirm.
    I’ve entered several wrong passwords and the member area is blocked

    ℹ You must be a member of our club to access the members’ area and the exchange platform. I invite you to register on this page. An error message is displayed in red on the login page :

    • The user or password you entered is incorrect : this means that there is an error in your user name, e-mail address or password. You can follow our procedure to reset your account.
    • This account must be validated by an administrator : if you have just joined our club, this is normal, as each first membership must be validated manually. In general, try to log in a few hours after registering. If you are already a member of the club, please contact the team to find out what is happening. Your access may have been suspended for moderation reasons.

    After several attempts with an incorrect password, the system locks up for a period of several days. Please contact our webmaster so that we can manually unblock your account. Contact the team.

    I’ve received a suspicious e-mail from you

    ℹ The e-mail you have received is probably an attempt at phishing. Here are two very simple tips to make sure that we are the source of an e-mail :

    • Look at the sender’s e-mail address, it should end with @parking-garage.com or @parking-garage.info or @cipg.club; if it doesn’t, you can delete it.
    • Move your mouse over a link without clicking on it and you will see its content directly without having to click on it (at the very bottom of your browser bar). Check that the beginning of the link points to one of our domains: parking-garage.com, parking-garage.info or cipg.fr; if not, you can delete it.

    If you have any doubts about an e-mail, don’t hesitate to forward it to us at contact@parking-garage.com.

    I get an anti-spam control error when I validate a form

    ℹ The anti-spam control message keeps appearing and the form in question does not validate.

    1. The first thing to do is to try switching your web browser to private browsing. Find out how to do this from Google. In private browsing mode, try filling in and validating the form again; if the problem persists, try point 2 below.
    2. A second solution is to clean your browser’s cache by following the procedure described in the topic: “I’m encountering a problem while browsing the site” located at the beginning of the technical problems section. Try again; if the problem persists, try point 3 below.
    3. The third thing to do is restart your computer, phone or tablet before trying again.

    If the three previous solutions have not worked, you need to check whether the message is surrounded by an orange or red frame. Once you have identified the colour surrounding the error message, you can contact the site’s webmaster.

    I can’t play videos or the sound doesn’t work

    ℹ First of all, you need to make sure that your player and speakers are working by trying out other video media that you can find on Youtube. If the image is displayed correctly but you can’t hear anything, you need to check that your speakers aren’t muted or that the volume is too low. The sound button at the bottom of the video should have this symbol; the same goes for the button in the taskbar of your operating system (Windows, Linux or MAC). If this doesn’t work, start by installing the latest version of Flash Player on your computer (which you can download here). Check that your computer is running the latest version of your browser (which you can update by following these links : Chrome ; SafariFirefoxOpera ou Internet Explorer. If it still doesn’t work, try installing another Internet browser such as Google Chrome or Firefox.

    Video playback is jerky or stops

    ℹ Close all other applications, tabs and windows on your browser that may slow down your internet connection. Click on the ▶ play button, then press ⏸ pause and let the video load for a few minutes. The grey bar at the bottom of the player indicates that it is loading correctly on your computer; this operation is essential if you have a slow internet connection.

    Another solution for speeding up the loading or playback of a video is to reduce the image quality by clicking on the ⚙ parameter icon at the bottom of the video. Then click on the quality menu and reduce it. The image quality will be lower but the video will play more smoothly.
